Liverpool

The exciting and culturally rich city of Liverpool has always had a lot going for it, but in recent years it has distinguished itself as one of the UK’s most innovative and attractive places to live and work, particularly for students and young professionals. The city has seen robust growth in property prices, with an increase of 6.8% over the past 12 months. Liverpool is becoming a city for property investors with more building applications being filed every month. Liverpool also is currently offering some of the best rental yields in the country as well as some of the most impressive capital growth statistics.

Newcastle

In the same Centre for Cities research, Newcastle appeared in seventh place, having experienced city centre population growth of 112 percent between 2002 and 2015, along with a 29 percent increase in jobs between 1998 and 2015. This thriving urban centre on the northern bank of the River Tyne is comparable to Liverpool in that its distinctive identity and choice of higher education institutions make it an attractive living destination for students. It’s estimated that the city’s student population has increased by around 20,000 since 2001, with more and more people coming to study at institutions such as Newcastle University and Northumbria University. As a result, there is a strong demand for purpose-built student accommodation in the area, particularly from those coming from overseas to study in the UK.

Luton

Luton is one of the most sought after areas of the UK for buy-to-let investors, new research has revealed. According to a survey commissioned by independent property specialist Experience Invest, 11 percent of buy-to-let landlords and real estate investors from across the UK have Luton in their sights. New build residential properties are especially sought after (39 per cent) while 24 per cent would like to invest in student accommodation.

Cardiff

Cardiff is the affordable capital city for property investors! When it comes to property investment, capital cities can make a very sound investment – plenty of jobs and plenty of visitors all support a strong demand for property. Cardiff is Wales’ largest student accommodation market by far. Cardiff University has around 30,600 students here. The University of South Wales has around 25,000 students mainly in Cardiff. Cardiff Metropolitan University has 11,500 students.

Good places for student accommodation investment are those within a 10-20 minute walk from the various universities’ buildings, especially Cathays and Roath, plus Adamsdown, Splott, Heath and Plasnewydd. There have been lots of purpose-built student accommodation blocks built in Cardiff in recent years too.
